What is the difference between normal wear & tear vs damage?
Normal wear and tear are the small, expected signs of living in a home over time—things that happen even when you’re taking good care of the place. Damage is different because it’s something beyond everyday use and is usually preventable. If it’s a minor, gradual change from regular living, it’s wear and tear; if it’s a bigger problem caused by misuse, neglect, or an accident that could have been avoided or addressed quickly, it’s considered damage.
Why is tenant insurance required?
Tenant insurance covers your personal belongings if they’re damaged or stolen by things like fire, theft, or water leaks, and it gives you liability coverage if someone is injured in your unit or if you accidentally cause damage to the building or another suite. All future tenants are required to have proof of tenant insurance at time of lease signing.
How to report/request maintenance repairs?
Each tenant will be assigned a tenant portal for any maintenance requests. If a maintenance request is an emergency, please phone leasing manager.
What is required to apply for a unit?
Tenant screening, completed rental application, credit check
